Why We Tell Buyers to Look Past the Paint Color (And What to Look at Instead)

One of the biggest mindset shifts we try to help buyers make has nothing to do with interest rates or negotiations.

It's learning to look past the cosmetic details.

We know that's easier said than done. Paint colors, light fixtures, wallpaper, and flooring are often the first things buyers notice when they walk into a home.

But here's the truth: Those are also some of the easiest things to change.

Instead of focusing on the things you can change over a weekend, we encourage buyers to pay close attention to the things they can't.

1. Focus on the home's good bones.

When REALTORS® talk about a home having "good bones," we're talking about the things that are much harder (or much more expensive) to change.

Think about the floor plan, room sizes, ceiling heights, natural light, storage, the lot, and the overall layout.

Those are the features you'll live with long after you've painted the walls.

2. Separate the house from the decorating.

This can be surprisingly difficult.

Maybe the sellers love bright paint colors... Maybe every room is filled with heavy furniture... Maybe the light fixtures haven't been updated since 1998…

Try to imagine the home empty.

Would you still love the layout? Would the natural light shine through? Could you picture your own furniture in the space?

Sometimes a home just needs a new perspective.

3. Think about what can realistically be changed.

Not every update requires a major renovation.

Paint, cabinet hardware, lighting, mirrors, landscaping, and even flooring can completely transform the look and feel of a home.

That's why we often encourage buyers not to dismiss a house simply because they don't love its current style.

Cosmetic updates are usually far easier (and less expensive) than changing the neighborhood or adding square footage.

4. Don't let a beautiful renovation distract you.

This advice goes both ways.

A beautifully renovated kitchen is wonderful, but don't let it keep you from noticing the things that matter even more.

Pay attention to the layout. Look at the condition of the windows and mechanical systems. Notice the lot, the location, and how the home functions.

Beautiful finishes are a bonus. They shouldn't be the only reason you fall in love.

5. Imagine what the home could become.

One of our favorite moments is watching buyers walk into a home they almost skipped online...

...and leave saying, "I actually really love this one!"

Sometimes all it takes is looking beyond someone else's decorating choices to recognize the potential that's been there all along.

The perfect home rarely exists, but the right home does.

Learning to look past cosmetic details can open the door to homes you might have overlooked, and sometimes, those end up being the very best fit.

After all, paint can change in a weekend. Location, layout, and good bones stay with the home for years to come.
