Every real estate team operates differently. And to be honest, a LOT of what happens in real estate is never seen publicly.

At Maerock, there are quite a few things we do behind the scenes that aren’t necessarily standard in the industry, but we believe they make a significant difference for our clients.

Here are a few examples…

1. We Include Floor Plans, Room Sizes, and Garage Sizes.
One of the biggest frustrations for buyers is trying to understand how a home actually functions from photos alone.

That’s why we prioritize detailed floor plans, room measurements, and garage information whenever possible.

The goal is to help buyers make informed decisions before they ever step through the door, and this seemingly small thing makes a big difference.

2. We Market Homes Directly to Other Agents.
When we list a property, we don’t just put it on the MLS and hope for the best.

We actively market listings through reverse prospecting emails, agent outreach, social media, blog posts, and networking.

Sometimes the right buyer is already working with another agent who simply needs to know the opportunity exists.

3. We Concierge Buyer Searches
One thing buyers are often surprised by is how actively we search alongside them.

We’re not simply waiting for Zillow alerts...

We’re networking with agents, watching “coming soon” inventory, checking homes outside strict search parameters, identifying opportunities buyers may overlook, and searching creatively for off-market possibilities.

Buying in today’s market often requires much more strategy than people realize.

4. We Sometimes Slow Things Down Intentionally.
A lot of people assume faster is always better in real estate, but sometimes slowing down actually produces better results.

That might mean: taking extra time to prepare a listing, waiting for the right market timing, completing strategic updates before listing, or carefully reviewing offers instead of rushing decisions.

We’d much rather do things thoughtfully than simply do them quickly.

5. We Read Inspection Reports Very Carefully
Inspection reports can feel overwhelming for buyers and sellers alike.

We spend a significant amount of time helping clients understand what’s truly important versus what’s simply normal homeownership maintenance.

Context matters.

6. We Attend Appointments Whenever Possible
Inspections. Contractor bids. Vendor walkthroughs. Measurements. Repair estimates…

We try to be present as much as possible because we are on your team, and communication + oversight matter.

7. We Obsess Over Comparable Sales
Pricing a home correctly is both strategy and science.

We spend a tremendous amount of time reviewing comparable sales, neighborhood trends, inventory shifts, buyer behavior, and market activity before recommending pricing.

Because pricing well from the start matters.

8. We Build Strong Vendor Relationships
Having trusted referrals matters more than people realize.

Over time, we’ve built a strong network of lenders, contractors, inspectors, movers, cleaners, electricians, landscapers, and other professionals we genuinely trust.

Because having the right people involved can make the entire process smoother.
