Helping buyers today often requires much more than simply setting up an MLS search and waiting for the right one to pop up. At Maerock, we’re constantly working behind the scenes to uncover opportunities, think creatively, and help our buyers stay competitive in a fast-moving market.

We Watch What Didn’t Sell
Every Monday and Tuesday, we’re paying close attention to what happened over the weekend.
Which homes sat?
Which homes reduced their price?
Which listings may have been overlooked?
Sometimes the best opportunities are hiding in plain sight.
Maybe a home was slightly overpriced initially.
Maybe the photos didn’t do it justice.
Maybe it fell just outside another buyer’s search criteria.
This is where strategy matters. A house that didn’t work for someone else might actually be the perfect fit for our buyers.
We Look Outside Strict Search Parameters
Sometimes buyers create very narrow search filters without realizing how many potentially great homes they’re excluding.
One of our jobs is helping buyers think creatively and identify homes they may not have considered at first glance. Sometimes the right house isn’t exactly what you imagined online.
We Network Constantly With Other Agents
One of the biggest advantages of working with an experienced local Realtor is access to relationships. We’re regularly texting, calling, emailing, and talking with other agents to see what they have coming to market soon.
Some opportunities are discovered before they ever hit Zillow. And in a competitive market, early access can make a huge difference.
We Search FSBO Listings Too
Not every seller chooses to list their home traditionally. That’s why we also monitor “For Sale By Owner” listings and other off-market opportunities.
While these situations can sometimes require extra guidance and negotiation, they occasionally uncover fantastic opportunities buyers would otherwise miss.
We Reach Out Directly to Neighborhoods
Sometimes we know exactly where our buyers want to be. In those situations, we may send letters or directly reach out to homeowners in a specific neighborhood.
We’ve had situations where sellers weren’t actively planning to move until they learned there was a serious buyer specifically looking for a home like theirs.
Does it always work? No.
But sometimes it absolutely does.

The reality is that buying a home in today’s market often requires more than simply refreshing Zillow over and over again.
