House hunting is exciting. You’re picturing where the couch will go, imagining dinners in the kitchen, and wondering if you could see yourself calling the place home.

But while it’s easy to focus on the pretty stuff during a showing, some of the most important details are the ones you might not notice right away.

Before you fall in love with a home and write an offer, here are three things we recommend adding to your showing checklist.

1. Will the Home Actually Fit Your Stuff?

We’re not just talking about furniture.

Think about your cars, too, especially if you have a large truck or SUV.

Garage sizes haven’t necessarily gotten bigger at the same pace as vehicles have, so a garage that looks spacious during a showing may feel very different once you pull your vehicle inside.

If garage space is important to you, measure it. Check the width, depth, and height of the garage door and make sure your vehicles will comfortably fit.

And don't forget to think about everything else you need to store in there. Bikes, lawn equipment, tools, sports gear, and all those “we’ll figure out where that goes later” items add up quickly.

2. What Do You Hear When You Stop Talking?

This one is easy to overlook because showings can be busy. You're walking through the house, talking with your REALTOR®, opening closets and imagining where your furniture will go.

But take a moment to just be quiet and listen.

Is there a train track nearby? Can you hear traffic from a nearby highway? Are there barking dogs, planes overhead, or other neighborhood sounds that could become part of your everyday life?

None of these things are automatically deal-breakers. What bothers one person might not bother another.

The important thing is knowing what you're signing up for.

Next time you're touring a home, step outside into the backyard, pause for a minute, and listen to what's happening around you. You might notice something you wouldn't have heard while chatting inside.

3. Pay Attention to the Not-So-Fun Stuff
We know foundation issues and drainage aren't nearly as exciting as a beautiful kitchen.

But they're worth looking at.

During a showing, take a few minutes to look around the foundation, yard, and exterior. Look for signs of water intrusion, areas where water may be pooling, grading that directs water toward the house, or anything else that catches your attention.

You won't be able to identify every potential issue during a showing, and that's exactly why inspections are so important. But being observant upfront can help you spot potential concerns before you get too far into the process.

House Hunting Is About More Than the Pretty Stuff
We love a gorgeous kitchen as much as anyone, but buying a home means looking beyond the finishes and thinking about how the property will actually work for your life.

Will your stuff fit?

Will you be comfortable with the sounds around you?

Does the property appear to be well-maintained and handle water properly?

These aren't necessarily the things that make a home exciting at first glance, but they can make a big difference once you live there.

And, as always, you don't have to figure it all out on your own. We're here to help you look beyond the pretty pictures, ask the right questions, and feel confident about what you're buying.

Because the goal isn't just to find a house you love.

It's to find a home that works for you. 🏡
