In today’s market, buying or selling a home is not passive.

It’s not something you can “kind of” do if you want to win.
It’s something you need to commit to.

For Sellers: Preparation + Flexibility = Results

If you're selling, your job starts long before the sign goes in the yard.

Preparation matters:
• Decluttering
• Repairs
• Cleaning
• Staging
• Photos
• Pricing strategy

You wouldn’t show up to spring training and expect to win without practice. The same idea applies here.

And once you hit the market? It’s best to have a plan to get out of the house quickly.

As showing requests comes in, approve them.
Accommodate them as best you can.
Have a plan for the dog, the baby, the laundry, the dinner plans.

Yes, it can be inconvenient.
But accessibility drives competition, and competition drives results!

For Buyers: Margin Is Everything
On the buying side, the more flexible you can be, the more likely you are to win.

We can’t predict when “the one” will hit the market.

It could be random Tuesday afternoon, a Friday evening, or while you’re out on a Saturday night.

If you find the right home, you may need to leave dinner, jump on a call, review disclosures late at night, write an offer quickly, and so on.

Is it sometimes inconvenient? Absolutely.
But that’s what it often takes to get you in your next home.

Time Is of the Essence
Homes that are well-priced and desirable are not sitting.

If you don’t have margin in your schedule to tour quickly, review documents timely, discuss strategy, write offers promptly…

You will miss opportunities.

The same goes for off-market opportunities.
If you can’t carve out time to evaluate and act, they’ll be gone.

The Honest Truth

If you don’t have the time, focus, or flexibility to take it seriously right now… it may not be the right season for you to move, and that’s okay!

But when you are ready, be prepared to treat it like the commitment it is.
