Answer These Questions Before You Start House Hunting

House hunting is one of the most exciting parts of buying a home! It's easy to jump on Zillow, schedule a few showings, and start imagining yourself in every beautiful kitchen you see.

But before you start touring homes, we encourage every buyer to pause and answer a few important questions first, because the more clarity you have before you begin, the easier and less stressful the entire process becomes.

Here are 6 questions to consider:

1. Why am I moving?
This may seem obvious, but it's one of the most important questions to answer. Are you looking for more space? A shorter commute? Better schools? Less maintenance? A fresh start? When you're clear on why you're moving, it becomes much easier to determine what features truly matter and which ones are simply "nice to have."

2. How long do I plan to stay?
A home you'll live in for three years may look very different than one you hope to stay in for twenty. Thinking about your long-term plans helps you prioritize things like layout, future space needs, resale potential, and neighborhood amenities. While none of us can predict the future, it's helpful to think beyond just what works for today.

3. What's my comfortable monthly budget?
Notice we didn't ask how much your lender approved you for. Those numbers aren't always the same. Instead, think about what monthly payment feels comfortable for your lifestyle. Remember to leave room for home maintenance, furniture, vacations, savings, and all the other expenses that come with everyday life. Buying a home should feel exciting, not financially overwhelming.

4. Am I open to projects?
This is where being honest with yourself really pays off. Can you look past outdated paint colors, old flooring, or an older kitchen if the home checks your biggest boxes? Or do you truly need something that's move-in ready? Knowing the answer ahead of time will help you focus your search and avoid falling in love with homes that don't fit your comfort level.

5. What are my top three priorities?
If you had to narrow your wish list down to just three things, what would they be? Maybe it's location, a fenced backyard, and a dedicated home office. Maybe it's a ranch floor plan, natural light, and an updated kitchen. Having clear priorities helps you make confident decisions when the right home comes along and keeps you from getting distracted by cosmetic details that can easily be changed later.

6. Is everyone involved on the same page?
If you're buying with a spouse, partner, or family member, have this conversation before you start touring homes. Talk through your priorities, your budget, and where you're each willing to compromise. A little communication upfront can prevent a lot of frustration once you start seeing homes in person.
